Use Stessa’s rental applications and screening reports to ensure that you find reliable, responsible tenants. Our rental application collects important details about a tenant's income, employment, and rental history, allowing you to evaluate their financial stability and rental track record. Our top-notch screening reports further confirm employment, examine credit history, and flag any criminal records or previous evictions. These resources can assist you in minimizing the likelihood of missed rent payments, property damage, and tenant turnover, ultimately safeguarding your investment and ensuring a secure living environment for all tenants.

What is an application?

Stessa’s Rental Application feature is a listing without the marketing page. Our applications take the stress and disorganization from receiving and reviewing rental applications for your vacant properties. Share an application for any property, then review all applicant information including a credit report provided by RentPrep and backed by TransUnion – all within Stessa.

What is the applicant's experience?

Applicants who click through the application link will be prompted to complete a standard rental application. This includes providing personal information, residence history, employment details, and contact information for all potential residents of the home.

Applicants and co-applicants will be required to complete a screening background check once their application is complete.

What are Stessa’s screening background check options?

Stessa offers two primary screening options:

1. Full Background Check + Credit Report: Our Full Background Check + Credit Report combines a detailed background check by our FCRA-certified screener with a comprehensive credit report powered by TransUnion. This ensures the most thorough tenant screening available.

2. Credit Report Only: For a more straightforward and cost-effective option, you can request a credit report to gain insight into your potential tenant’s credit history.

Are Add-ons Available?

Yes, an add-on is available when selecting either screening option:

Income verification: Includes an annual net income summary and average monthly net income.

Am I able to screen a tenant without requiring a rental application?

Yes! You can purchase a standalone screening if you don't need the rental application. You'll still have access to our full range of screening services even when booking just a screening. This is an ideal option for anyone looking to expedite the process and quickly gain insights into a prospective tenant's background. During the screening booking process, you’ll be able to invite as many applicants as you’d like to complete the screening you select.

Who pays for the screening reports?

We offer the ability for either you to pay, or for the applicant to pay.

NOTE: The ability for a landlord to pay for a screen is only available when the application is omitted from the process.

Receiving and reviewing applications

Once the application and screening have been completed by an applicant (and any co-applicants), you’ll receive a notification to review the full report within Stessa. You can view each applicant and co-applicants self-reported information as well as the screening results provided by RentPrep.

It's important to note that an application is not considered “complete” until all applicants and co-applicants have submitted their Stessa application AND completed their RentPrep credit report.

Approving an application

When you’re ready to approve an application, you can make that decision within Stessa.

Please note that Stessa will not send any communications to the applicant. It is your responsibility to inform the applicant of the outcome and provide them with any necessary next steps, such as deposits, lease signing, and more. You should upload a signed lease, create a new tenancy, or prepare to collect rent as soon as possible.

Denying an application

If you’d like to mark an application as denied, you may do so. Stessa will not send any communications to the applicant based on your decision.

You bear full responsibility for sending any required adverse action correspondence and ensuring that the correspondence complies with all applicable laws. You should take appropriate care to ensure that any adverse action correspondence you use is completed accurately and correctly. Please consult with legal counsel as appropriate.
