Why Use The "Collaborator" Features?
If your ownership structures include limited partners, investors, or other interested parties, you can share some of your Stessa data with other key people. For example, you can set your spouse up as a Manager, which gives them full access to edit Property details including the Rent Roll and Pro Forma Expenses. Or, if you have limited partners, you can sign up for the paid tier and then invite LPs with read-only access to view return metrics and investor updates.
How Do I Invite Collaborators?
Navigate to Settings > Portfolios and then click on the round "add a person" icon next to the gear icon at far right of the Portfolio name. Input the invitee's email address and select the appropriate type of collaborator (Manager, Member, Read Only, or Limited Partner). See below for more info on collaborator types. "Limited Partner" will only be available if you're on the paid tier.
You can enter multiple email addresses at once separated by commas, but only if all will be the same type of collaborator.
Add a short note in the Personal Message section to let your invitee know why you're inviting them to join the Stessa platform.
Before you send an invite, you'll want to be sure your Portfolios are set up to match your ownership structures. Collaborators are always tied to Portfolios, not specific Properties. If you have a different set of investors for each Property, then you'll want to create a new Portfolio for each and then drag and drop each Property into its own Portfolio bucket.
How Do The Various Types of Collaborators Work?
Managers have full access to add new Properties, create and manage Portfolios, set up financial account links and edit Property data. In other words, Managers have full access rights and can do a lot of damage quickly if they don't know what they're doing. Only give Manager permissions to someone you trust to use the Stessa platform carefully. Currently, financial account links and automatically imported data is only viewable by the account holder who initiated the set up. Sharing of financial account links and transactions data involves complicated security issues and is something we're planning to release before the end of 2018.
Members have full edit access for all Properties in the Portfolio to which they were invited. They can add, delete, and edit Property data, change valuation methods and manage the Dashboard. Members cannot add new Properties, organize Portfolios, invite Collaborators, or make changes at the account level.
Invitees with Read Only access can see everything you can see for the Portfolio to which they were invited, but can't edit or change anything. Read Only Collaborators can see the Portfolio dashboard with key metrics and Property-level details. They cannot add new Properties, organize Transactions, or make any account changes.
Limited Partner (only available on the paid tier)
This Collaborator type enables investment funds to efficiently communicate with their limited partners. You can input an ownership percentage for each LP and the resulting investor dashboard will then allow each LP to toggle their view between total Fund results and their personal results based on share of ownership.
When an LP logs in to their Stessa account, they'll see a limited dashboard with key metrics like Capital Contributions, Approx Equity Value, Distributions, and % of Capital Returned. As the Fund manager, you can post regular Portfolio Updates to the LP dashboard as often as you like.
Limited Partners always have read only access and cannot edit or change any data.
