If your property is currently unoccupied or you anticipate that it will be soon, you have the option to generate and distribute a listing or application for the property at any time. By creating a listing or application, you will receive a unique link that you can share with interested parties or publicly post for potential applicants.
What is a listing?
A listing on Stessa is a powerful tool for marketing your vacant property to potential tenants and applicants. Each Stessa listing includes a dedicated public marketing page showcasing all pertinent details about your property, including amenities, utilities, descriptions, photographs, lease details, and more. Our user-friendly listing creation process is designed to make your property as appealing as possible to individuals searching for a new home in the area.
Stessa offers an integrated application feature with every listing, which enables potential applicants to easily apply and run background screening reports. Our aim with this product is to simplify the task of finding high-quality tenants for you. All you need to do is create your listing, share it, and watch the applications come in.
Where will my listing be posted?
Each listing on Stessa automatically generates a personalized marketing page hosted on our platform. This page is yours to distribute as needed. Through our tool, you can share this page with interested applicants using a pre-drafted email or by copying the link and sharing it through various channels such as Facebook and Craigslist.
Our integration with industry leader Zillow, along with Zillow's partner sites Trulia and Hotpads, allows you the option to seamlessly syndicate your listing during the creation process. This means your listing can be posted on these prominent platforms with just a few clicks.
What is an application?
Stessa’s Rental Application feature is a listing without the marketing page. Our applications take the stress and disorganization out of receiving and reviewing rental applications for your vacant properties. Share an application for any property, then review all applicant information including a credit report provided by RentPrep and backed by TransUnion – all within Stessa.
What is the applicant's experience?
Any applicant who clicks through your application link (prominently positioned on your personalized listing page) will be asked to fill in a standard rental application. In addition to personal information, we collect residence history, employment information, and contact details for all prospective residents of the home.
Each applicant will also be required to complete a TransUnion Full Credit Report which will be delivered to you upon completion. This report is facilitated by our screening partner RentPrep and incurs a $40 fee paid by the applicant. The TransUnion Full Credit Report includes:

Are Add-ons Available?
Yes, there are two add-ons available when creating an application:
Income verification ($10): Includes an annual net income summary and average monthly net income.
Judgment and Liens ($7): Hand compiled by FCRA-certified screeners.
Fees will be paid for by the applicant.
Receiving and reviewing applications
Once the application and credit report form have been completed by an applicant (and any co-applicants), you’ll receive a notification to review the full report within Stessa. You can view each applicant and co-applicants self-reported information as well as the TransUnion credit report provided by RentPrep.
Important to note: An application is not considered “complete” until all of the applicants and co-applicants have submitted their Stessa application and completed their RentPrep credit report.
Approving an application
When you’re ready to approve an application, you can make that decision visible within Stessa.
Once you have decided on an applicant, please note that Stessa will not send any communications to them. It is your responsibility to inform the applicant of the outcome and provide them with any necessary next steps such as deposits, lease signing, and more. As soon as possible, you should upload a signed lease, create a new tenancy, or prepare to collect rent. These are some of the tasks that you can do once you have a new tenant on board.
Denying an application
If you’d like to mark an application as denied, you may do so. Again Stessa will not send any communications to the applicant based on your decision.
You bear full responsibility for sending any required adverse action correspondence and ensuring that the correspondence complies with all applicable laws. You should take appropriate care to ensure that any adverse action correspondence you use is completed accurately and correctly. Please consult with legal counsel as appropriate.
Stop accepting applications
If you’ve found a tenant or would otherwise like to stop receiving applications for your property, simply click Stop accepting applications with the app. You can re-open applications at any time.
