Use Stessa’s rental applications and screening reports to ensure that you find reliable, responsible tenants. Our rental application provides key information about a tenant's income, employment, and rental history, helping you assess financial stability and rental behavior. Our best-in-class screening reports offer additional insights by income verification, reviewing credit history, and identifying any criminal records and past evictions. These tools can help you reduce the risk of missed payments, property damage, and turnover, ultimately protecting your investment and ensuring a safe living environment for all tenants.

What is an application?

Stessa’s Rental Application feature is a listing without the marketing page. Our applications take the stress and disorganization out of receiving and reviewing rental applications for your vacant properties. Share an application for any property, then review all applicant information including a credit report provided by RentPrep and backed by TransUnion – all within Stessa.

What is the applicant's experience?

Any applicant who clicks through your application link will be asked to fill in a standard rental application. In addition to personal information, we collect residence history, employment information, and contact details for all prospective residents of the home.

Each applicant will also be required to complete a screening background check once their application is complete.

What are Stessa’s screening background check options?

Stessa has two core screening options.

  1. Full Background Check + Credit Report

We are proud to provide the Full Background Check + Credit Report screening, combining our FCRA-certified screener's detailed background check with a comprehensive credit report powered by TransUnion, ensuring the most thorough screening available.

  1. Credit Report Only

A more straightforward and cost-effective option is to obtain a credit report on your potential tenant to gain a complete understanding of their credit history.

Are Add-ons Available?

We do have one add-on available when selecting either screening option:

Income verification: Includes an annual net income summary and average monthly net income.

What emails will the applicants receive?

The applicant will receive the following email when a screening is requested.

If the tenant pay option is selected, the applicant will also receive a confirmation email once their payment is submitted.

This email will be sent to the applicant when an Income Verification report is added. The email will be sent from Payscore, support@payscore.com.

Am I able to screen a tenant without requiring a rental application?

Yes! You can purchase a standalone screening if you don't need the rental application. You'll still have access to our full range of screening services even when booking just a screening. This is an ideal option for anyone looking to expedite the process and quickly gain insights into a prospective tenant's background. During the screening booking process, you’ll be able to invite as many renters as you’d like to complete the screen you select.

Who pays for the screening reports?

We offer the ability for either you to pay, or for the renter to pay.

To note: The ability for a landlord to pay for a screen is only available when the application is omitted from the process.

Receiving and reviewing applications

Once the application and screening have been completed by an applicant (and any co-applicants), you’ll receive a notification to review the full report within Stessa. You can view each applicant and co-applicants self-reported information as well as the screening results provided by RentPrep.

Important to note: An application is not considered “complete” until all of the applicants and co-applicants have submitted their Stessa application and completed their RentPrep credit report.

Approving an application

When you’re ready to approve an application, you can make that decision visible within Stessa.

Once you have decided on an applicant, please note that Stessa will not send any communications to them. It is your responsibility to inform the applicant of the outcome and provide them with any necessary next steps such as deposits, lease signing, and more. As soon as possible, you should upload a signed lease, create a new tenancy, or prepare to collect rent. These are some of the tasks that you can do once you have a new tenant on board.

Denying an application

If you’d like to mark an application as denied, you may do so. Again Stessa will not send any communications to the applicant based on your decision.

You bear full responsibility for sending any required adverse action correspondence and ensuring that the correspondence complies with all applicable laws. You should take appropriate care to ensure that any adverse action correspondence you use is completed accurately and correctly. Please consult with legal counsel as appropriate.
